Civil design, once brought to life, changes the face of a city and determines the comfort of the people who will live and work in its buildings. Aware of this responsibility, FCC approaches the design of civil facilities with the utmost seriousness.
What civil design is
Civil design differs from industrial design in that no production activity takes place at the facilities. Civil buildings include buildings for people to live in the city, as well as infrastructure and everyday-service facilities: residential buildings, offices, schools, shopping centres, car parks. For such buildings the priorities are safety, convenient layouts, insolation, fire evacuation, accessibility for people with limited mobility and energy efficiency of engineering systems.
Types of work
- Urban planning design and planning: heat supply, water supply and sewerage, power supply of settlements and production complexes
- Architectural design of buildings and structures of responsibility levels I, II and III: master plans, landscaping and grading designs, industrial facilities, residential and civil buildings
- Structural design and engineering: bases and foundations, reinforced concrete, steel, timber and aluminium structures
- Design of utility networks and systems: heating, ventilation, air conditioning, water supply and sewerage, heat supply, power supply, process automation
- Special sections: occupational safety, fire and security alarm systems, estimate documentation, construction organisation plan (POS), works execution plan (PPR)
- Process design of public buildings and agricultural facilities
- Obtaining and processing initial data for design
- Development of investment intentions and feasibility studies for construction
- Designer supervision during major repair, construction and reconstruction
- Consulting and intermediary services in architecture, urban planning and construction
Design stages
FCC holds licences permitting all types of design work. We develop all sections of the design at all stages.
| Stage | What is developed | What it is for |
|---|---|---|
| Pre-design (PP) | Sketch design, feasibility study, investment intentions | Assessment of feasibility and budget, approval of the architectural appearance |
| Design (P) | Main architectural, structural and engineering solutions, estimates | Passing the expert review, obtaining permits, selecting a contractor |
| Working (R) | Detailed drawings, details, specifications of equipment and materials | Actual construction and procurement |
High-quality working documentation means, above all, accurate specifications. Using them, the contractor purchases materials and equipment without recalculations, and the client can compare commercial proposals based on identical volumes.
For simple facilities, the P and R stages can be combined into a working design — this shortens the timeline. We make this decision taking into account the requirements for the facility and the regulations of the Republic of Kazakhstan.
How we work
- Design brief Purpose of the building, list of premises, number of storeys, budget and timeline.
- Initial data Topographic survey, geology, technical conditions, architectural and planning assignment.
- Sketch Space-planning options and a preliminary cost estimate.
- Development of sections Architecture, structures, engineering systems, special sections, estimates — by one team.
- Approvals and expert review Support of the documentation until a positive conclusion.
- Designer supervision Control over compliance of construction with the design, prompt decisions on site.
Good to know Comprehensive design across all sections ensures mutual understanding between the client, the designer and the contractors. This is the basis for a better and more cost-effective design — right through to commissioning and operation of the facility.
What FCC will do for you
Design
- General comprehensive design
- Design of individual types of work
- Approval of documentation
Support
- Technical survey of buildings and structures
- Designer supervision
- Estimates and estimate analysis
Our experience
Among our successfully completed projects:
- industrial and warehouse facilities
- administrative and office buildings
- multi-apartment residential buildings
- shopping and entertainment centres and stores
- multi-level car parks
Examples can be viewed in the "Projects" section. Based on the finished documentation, FCC can also carry out civil construction as the general contractor.
Attention A typical mistake is ordering sections from different contractors without a general designer. Clashes between structures and utility networks are then discovered on site and lead to rework.
Let's discuss your project Send us the brief or describe your idea — we will prepare a proposal on the scope of sections, stages and design timeline.
