1. Estimate documentation for construction works

Good to know Working conditions have a noticeable effect on the final amount. If a confined site, winter work or work near existing utilities is not taken into account in the estimate, the contractor will present them later — as additional costs.

Checking a third-party estimate
If the estimate was prepared by the contractor, it is worth checking before signing the contract. Typical problems are inflated volumes, double counting of work, incorrect rates and coefficients, and inclusion of costs that are already in the overheads. A check usually pays for itself with the first discrepancy found.
Attention An estimate made "by eye" without a design or defect list almost always grows during the work. The more detailed the initial data, the fewer unpleasant supplementary agreements.
