A comfort-class residential complex in the Yesil District of Astana: two 14-storey buildings with 216 apartments, underground parking and commercial premises on the ground floors. We act as the general contractor — from excavation to commissioning.
Objective
To build comfort-class housing with a car-free courtyard, underground parking and ground-floor retail. In Astana the key issues are thermal protection, energy-efficient heating and keeping to the schedule given the long winter.
Structure and solutions
- a cast-in-place reinforced concrete frame on a raft foundation;
- an insulated ventilated facade with porcelain stoneware — for the harsh Astana winter;
- individual heating substations and per-apartment heat metering — residents pay for actual consumption;
- underground parking for 140 cars;
- a car-free courtyard: children's and sports playgrounds, greenery.
Winter concreting To avoid stopping work on the frame during the cold season, work follows a calendar schedule with winter concreting: heating, enclosures and monitoring of concrete strength gain.
What has been done and what is ahead
- Excavation and underground part Work began in September 2025: excavation, raft foundation, parking.
- Current stage The cast-in-place frame of the above-ground part is being erected, while external wall masonry is under way on the lower floors in parallel.
- Ahead — facades and building services Ventilated facade, heating substations, internal networks, lifts.
- Landscaping and handover Courtyard with playgrounds and greenery, commissioning in Q4 2027.
